This is an excellent description of the right way to purchase and manage multi-family housing. That said, it is really more of a reference book than a "sit down and read" book, but I did just that. While I have rental property I do not have multi-family property. However, many of the issues discussed still apply, and piqued my interest into possibly going the multi-family rental route. I thought the encouraging part of the book was that it describes how you can share some of the potential grief, which will come from rental ownership, with others and especially experts. This was very hopeful. Along with this I was impressed with the obvious commitment expressed in the book to being a "good" landlord providing value and safety to tenants - and how you can make good returns doing so! The book provides a solid systematic approach to a seemingly worrisome issue. I recommend it to any current rental owners and to those who are considering such an investment.

This book gives you a step by step guide on how to invest in Multi Family properties and how to overcome obstacles such as not having start up funds and offer rejection. Better than any Real Estate Course 101, the authors clearly define the terminology that you must know while mapping out the road to your first investment success. My favorite chapter is 3 where they talk about the "psychological mindset" and how most people quit because of their fears on why they can't succeed. I have already been dabbling with small real estate investment projects but this book was exactly what I was looking for to take it to the next level... passive income & financial freedom!! I started to scan book and ended up reading every page! I have owned hundreds of apartments and I had to learn the hard way, which cost me money, frustration and time. This book is for new investors, operators that have been in business a few years to help them fine tune their organizations and for the veterans to use as a teaching tool for all employees. Many new investors make mistakes on their first deal and never make it to the second deal which cancels out a lifetime of accumulated wealth that they could have had by following the steps in WHEELBARROW PROFITS. They could use this book at the University level for the course "Apartments - Don't Make Mistakes - Make Money". SUPER BOOK!!!
